Exemptions

The Building Regulations allow some works to be done without an application being required. In most instances it is advisable to contact your local Building Control Department to verify whether or not the work to be undertaken is in fact exempt.

Full details of buildings which are exempt are given in Schedule I of the Building Regulations. At the time of writing these include:

  • buildings controlled under other legislation
  • buildings not frequented by people (for example buildings only entered for maintenance inspections)
  • greenhouses and agricultural buildings not used for retailing or inhabited
  • temporary buildings (remaining for less than 28 days)
  • ancillary buildings
  • small detached single storey buildings (with no sleeping accommodation)
  • conservatories (under 30m2)
  • porches under 30m2
  • Crown property

NB: A SUN LOUNGE IS NOT EXEMPT
